ive done a few and for me the rule of thumb is you take 3 or 4 good things abotu them and no more than 2 bad things about them and exaggerate it.
this way its silly but also makes them feel good about themselves and more people will come.
atleast thats how i worked it when i did them at great adventure and citizens bank park. ( GO PHILLIES!)
